TRANSFER OF PLOT
Computerized, Legal transfer of Residential plot against buyer’s name Greater Noida Authority office :
- Valid only on Transfer Form issued by Greater Noida Authority for Rs.100/-.
- Transfer Charges for Plot:-
- Rs. 525/- per sqmtr.
- Plan Processing Fee - Rs. 1000/-
- Documentation/ attestations/ Advocate expenses.
Transfer charges for Apartments :
NRI city , Parsvnath, Eldeco Rs. 76 /- per sqmtr Flats with area less than 90 sqm Rs. 38 /- per sqmtr Uppal Chadha PLUMERIA Rs. 25 /- ; Rs. 35 /- per sqft Unitech Rs. 45 /- per sqft
Transfer Documents to be attached for submission to GNIDA along with :
- No Dues Certificate to be obtained by Greater Noida Authority office.
- Bank receipt of Transfer charges deposited.
- Affidavits & Undertakings duly signed by both the parties.
Any plot that you purchase is already first registered in the Alottees’s name with one time Lease Rent ( for 99 years ) & Ramp charges ( water, sewage, electric one time charges ) already deposited with the Authority. If these charges are not paid or the plot is not initial registered , these expenses will be borne by the Seller. The Buyer will bear the Transfer & Registration of Plot charges.
REGISTRATION OF PLOT
- Stamp Duty @ 5 % of Circle Rate.
- Court Fees Rs. 5100/-
- Documentation/ attestations/ Advocate expenses .
Non construction Penalty:
Delta, Sec 37 (Rho), P III -- Rs.315,Rs. 472, Rs.531, Rs.1050 per sqmtr upto 31 Dec.2008 Swarn Nagri -- 315 per sqmtr upto Nov. 2008 Sigma -- 4%, 6%, 8% of allotment rate. Chi-Phi -- 4% penalty of allotment rate to start from June 2009 Eta, Omicron -- No penalty for next 1 year.
